We refer to the announcement dated 26 December 2013 in relation to the Proposed Joint Venture (“Announcement”). (Unless otherwise stated, the terms used herein shall have the same meaning as defined in the Announcement.) On behalf of the Board, AmInvestment Bank wishes to announce that the valuation report prepared by Asettz Sdn Bhd, an independent registered valuer (“Valuer”) dated 23 January 2014 for the Said Land has been submitted to Bursa Securities today and is available for inspection at the Company’s registered office at Wisma Gadang, No. 52 Jalan Tago 2, Off Jalan Persiaran Utama, Sri Damansara, 52200 Kuala Lumpur for a period of three (3) months from the date of this announcement. In addition to the Comparison Method, the Valuer has also applied the Residual Method as an additional method of valuation to determine the market value of the Said Land. The Residual Method is based on an “as is where is” basis based on a planning permission dated 16 May 2013 obtained for APSB’s earlier proposed development prior to entering into the Agreement for the Proposed Joint Venture. The proposed development plan of the Proposed Joint Venture (wherein CCPSB shall be solely responsible to carry out, implement and develop the Project and be responsible for the Project) has been submitted and the same has yet to be approved by Majlis Bandaraya Johor Bahru. Having considered both methods of valuation, the Valuer has adopted the Comparison Method as the best and most suitable method as compared to the Residual Method to determine the market value of the Said Land in its existing state, in view that the Said Land is an en-bloc development land which is currently vacant (save for a sales gallery erected thereon) and does not have any progress of development.
