The added warehouse space provides opportunities and is expected to have a positive impact on the warehousing and distribution activities of the company which in turn is expected to contribute positively to the future earnings of the Group.

The valuation on the lands was conducted by Raine & Horne International Zaki + Partners Sdn Bhd, via its valuation report dated 3 January 2011 ("Valuation Report") using comparison method which valued the lands at market value at RM14 million as at 27 December 2010. 3. The Proposed Acquisition will be funded through internally generated funds and borrowings. However, the Company is unable to specify the quantum of the funding as JDSB is still in negotiation with the financial institution(s).
4. Based on the planning of the Company on the Properties, the Properties are intended to be developed into a high-end development project. Final decision on the development mix and type is subject to further market studies to be undertaken by the Company.
5. The significant risk in relation to the Proposed Acquisition is being the business risk inherent in the property sector which is subject to the market demand and supply; adverse changes in the policy and guidelines of the local council and state government, if any, will also affect the development potential of the Properties.
