GRN 86648, LOT 52802 BANDAR GLENMARIE, DISTRICT OF PETALING, TOGETHER WITH A FIVE (5)-STOREY OFFICE BUILDING WITH A BASEMENT CARPARK LOCATED IN TEMASYA INDUSTRIAL PARK, GLENMARIE, SHAH ALAM, SELANGOR DARUL EHSAN AND EQUIPMENT (“PROPERTY”) FOR A TOTAL CASH CONSIDERATION OF RM30,000,000 AND THE SUBSEQUENT LEASEBACK BY COMINTEL OF THE ENTIRE PROPERTY |
The terms used herein shall, unless the context otherwise stated, bear the same meaning as those defined in the announcement dated 23 April 2014 in relation to the Proposed Sale and Leaseback. We refer to the announcement dated 23 April 2014 in relation to the Proposed Sale and Leaseback. On behalf of the Board of Directors of Comcorp, RHB Investment Bank Berhad wishes to announce that pursuant to Chapter 10.04(3)(a) of the Main Market Listing Requirements of Bursa Malaysia Securities Berhad, the valuation report of the Property has been submitted to Bursa Malaysia Securities Berhad on 19 May 2014. The salient features of the valuation report are set out below: In arriving at the opinion of the market value of the Property, C H Williams Talhar & Wong Sdn Bhd had appraised the Property in its valuation report dated 25 April 2014 using Investment Method and Comparison Method of valuations. (a) Investment Method The Investment Method entails determining the net annual income by deducting the annual outgoings from the gross annual income and capitalising the net income by a suitable rate of return consistent with the type and quality of investment to arrive at the market value. (b) Comparison Method The Comparison Method entails analysing the recent transactions and asking prices of similar property in the locality for comparison purposes with adjustments made for differences in time factor, location/ visibility, age and condition of the Building, design/ finishes/ specification, size, title restrictions if any, tenure, public amenities and other relevant characteristics to arrive at the market value. DOCUMENTS FOR INSPECTION The valuation report of the Property is available for inspection during normal office hours at the registered office of Comintel Corporation Berhad located at No. 37, Jalan Pelukis U1/46, Section U1, Temasya Industrial Park, 40150 Glenmarie Shah Alam, Selangor Darul Ehsan during normal business hours from Monday to Friday (except public holidays) for a period of three (3) months from the date of this announcement. This announcement is dated 19 May 2014.
