For consistency, the abbreviations and definitions used throughout this announcement are the same as those previously defined in the Announcement.
The Company wishes to provide further information on the development project undertaken by AMMSB:-
1. The existing use of the Development Land is for residential and commercial properties development.
2. The approval for development under the Development Land has been obtained from Pejabat Daerah / Tanah Sepang (PDTS) via PDTS' letters dated 28 February 2005 (25 acres) and 26 July 2007 (175 acres).
3. Barring any unforeseen circumstances, the Proposed Acquisition is expected to contribute an estimated profit of RM1.2 billion from the overall development project for the entire tenure of the project.
4. Net book value of the Development Land as at 31 December 2010 is RM48.7 million.
5. Value of the Development Land is one of the factors taken into consideration when considering the purchase consideration. Value of the Development Land was referred to the valuation done by Raine & Horne International Zaki + Partners Sdn Bhd via their Valuation Reports dated 4 May 2009 (175 acres) and 10 April 2010 (12.3 acres). Based on Comparison Method, value for the 175-acre land is RM158.0 million and RM11.2 million for the 12.3-acre land. No valuation was done on the remaining parcel of land of 12.7 acres.
Copies of the Valuation Reports are available for inspection at the Registered Office of LBGB at Plaza Seri Setia, Level 1-4, No. 1, Jalan SS9/2, 47300 Petaling Jaya, Selangor during normal office hour from Monday to Friday (except for public holidays) for a period of three (3) months from the date of this announcement.
