Query Letter Contents We refer to the Company's announcement dated 7 December 2012, in respect of the
aforesaid matter.

In this connection, kindly furnish Bursa Malaysia Securities Berhad ("Bursa
Securities") with the following additional information for public release:-

1. Further breakdown on the terms of payment for the remaining 90% and to
clarify on the statement "according to the stage of work completed".
2. To provide further justification for the Sale of Property to the interested
party given that it only gives rise to a gain of RM42,256.
3. The basis in arriving at RM630,126 and to quantify the discount attached to
the Sale of Property.
4. The basis in arriving at the gain of RM42,256.
5. The original cost of investment and the date of such investment.
6. The information on the land pursuant to Part C, Appendix 10A of the Main
Market Listing Requirements (where applicable).
7. The breakdown of the estimated timeframe of completion.
8. To state the view of the Board of Directors and Audit Committee on whether
the discount given for the Sale of Property is fair, reasonable and not to the
detrimental of shareholders.

Further to the announcement made on 7 December 2012, we furnish the following additional information as requested:-

1.������������� The basis of arriving at the consideration and justification for the consideration is now amended as follows:-

“The Consideration for the Sale of Property was based on the selling price for the said Property.The Sale of Property was carried out in the ordinary course of business of DCB and under normal commercial terms and conditions not more favourable than those generally available to other eligible employees of DCB and its subsidiaries”.

The amendment is made as there is no discount involved in the Sale of Property, being only a sale of a plot of land with infrastructure completed.This is an isolated case as DPSB only sells land with building completed.

2.������������� The Property is currently a vacant freehold land.

There was no valuation carried out on the land and its net book value based on the latest audited financial statements as at 31 December 2011 was RM256,112.

The land is currently charged to Public Bank Berhad.

The construction and completion of the infrastructure work shall be financed by bank borrowings and internally generated fund.

To date, the relevant approvals which have been obtained are the development order (obtained on 26 September 2008) and subdivided building lot (obtained on 26 January 2010).

3.������������� The Property is a plot of the whole piece of land held under Geran 44117, Lot 1476, Mukim of Rawang, Daerah Gombak, Negeri Selangor which was purchased by the Vendor on 3 September 2003 for a purchase consideration of RM25,700,000.

4.������������� The Consideration of RM630,126 is based on RM54 per square foot.

The Audit Committee and the Board of Directors viewed that the Consideration is fair, reasonable and not detrimental to the interest of the minority shareholders of DCB.

5.������������� The Sale of Property also takes into consideration Mr Lew’s long service with and contribution to the Company.

6.������������� The gain of RM42,256 is arrived at by deducting the estimated gross development cost of the Property amounting to RM587,870 from the Consideration of RM630,126.

7.������������� The schedule of payment for the remaining 90% of the purchase price of the Property shall be based on the stages of work completed as follows:-

The adjournment was granted by the Court to allow parties to go through the grounds of judgement by the Court of Appeal in the case of Cergas Tegas Sdn Bhd vs SAP Holdings Berhad and Star Everest Sdn Bhd (Civil Appeal No. W-02-2105-2011) which was recently decided on 7 December 2012 and thereafter for parties to make the necessary amendments to the pleadings (if necessary).

Perangsang Selangor will make the necessary announcement on further development on this matter in due course.
