Description: Further to the Company's announcement dated 15 May 2012 and Bursa Malaysia Securities Berhad's letter dated 16 May 2012 in respect of the Disposal, we are pleased to provide the following additional information. The abbreviations used in the aforesaid announcement shall apply herein unless otherwise stated.
1) Market value of the Property
The market value of the Property based on the valuation report prepared by Savills Commercial Limited, UK dated 27 October 2011 ("Valuation Report") is �24.025 million (equivalent to approximately RM118.44 million, based on an exchange rate of �1:RM4.93), which was conducted for the purposes of financing the acquisition of the Property.
Based on the Valuation Report, the market value of the 5 apartment units and 3 car park spaces referred to in the Total Disposal is �5.345 million (equivalent to approximately RM26.35 million, based on an exchange rate of �1:RM4.93).
2) Effect of the Disposal onto the gearing of AMPROP
Based on the unaudited results of AMPROP Group for the financial period ended 31 December 2011, adjusted for a bank borrowing specifically to part finance the acquisition of the Property, the Total Disposal will improve AMPROP Group's gearing from 0.20 times to 0.18 times. The bank borrowing of �11.375 million (equivalent to approximately RM56.079 million, based on an exchange rate of �1:RM4.93) was drawn down to part finance the acquisition of the Property.
3) Time and place where the Valuation Report may be inspected
A copy of the Valuation Report will be made available for inspection at the registered office of AMPROP during normal office hours from Mondays to Fridays (except public holidays) at Level 7, Menara Milenium, Jalan Damanlela, Pusat Bandar Damansara, Damansara Heights, 50490 Kuala Lumpur for a period of three (3) months from 15 May 2012.
4) Percentage of occupancy of the Property
The total lettable space of the Property is approximately 20,000 square feet. All the 19 apartment units in the Property are currently vacant, whilst the 2 commercial let units with a total floor space of 6,200 square feet are tenanted. Hence, the occupancy is 31% based on the total lettable space of the Property.
