DescriptionWe refer to the announcement dated 2 November 2012 in respect of the Acquisition (“Announcement”). Unless otherwise defined, the abbreviations used throughout this announcement shall be the same as those previously defined in the Announcement.
Query Letter Contents
We refer to your Company's announcement dated 2 November 2012 in respect of the
aforesaid matter.

In this connection, kindly furnish Bursa Securities with the following
additional information for public release:-
1. To state the following information in respect of the land:-
(a.) The net book value, if any.
(b.) The encumbrances.
(c.) Whether any valuation was conducted on the land, if so, to state
the name of the independent registered valuer, date and method of valuation and
quantification of the market value.

2. Justification(s) for the Purchase consideration.
3. The risk in relation to the transaction including risk factors of the assets.
4. Particulars of all liabilities including contingent liabilities and
guarantees to be assumed by the purchasers arising from the transaction.

With reference to your letter dated 5 November 2012 in respect of the Company’s Announcement pertaining to the Acquisition and the Board would like to furnish the following additional informationfor public release:-

1.������������ The following additional information in respect of the Land:-

(a)��� The net book value of the Land is not available to be disclosed as WCT is not privy to such information.

(b)�� The Land is free from encumbrances.

(c)��� As at the date of the Announcement, no valuation has been carried out on the Land.

(d)�� The Company intends to undertake a mix-commercial development project on the Land but it is still at a preliminary stage.

2.������������ The Purchase Consideration of RM99,468,000 for the Acquisition was arrived at on a willing-buyer willing-seller basis after taking into consideration the recent transacted price within the Medini areas, the suitability and strategic location of the Land and its potential development.

3.������������ The risk for the Acquisition will be the general risks associated with the future development on the Land.

4.������������ There are no liabilities to be assumed by WCT Acres including contingent liabilities and guarantees from the Acquisition.
