Reference is made to our announcement dated 29 April 2011 in relation to the above matter.
First and foremost, it must be emphasised that the Joint Ventures are all unincorporated joint ventures which will not involve the incorporation of joint venture companies. Hence the Land Owners namely TSB, MCSB and MB will continue to retain the legal and beneficial interests in the Rawang Land, Penang Land and Mimaland respectively at all material times and there is no question of any disposal of land or interests therein either to any joint venture company or to the BRDB subsidiaries under the terms of the Joint Ventures. In effect, TSB, MCSB and MB will remain landowners with the BRDB subsidiaries being appointed to develop the Lands on the Land Owners' behalf and whereby the BRDB subsidiaries have to underwrite the total project costs in full.
Premised on the above, we set out in the attached file the additional information as requested by Bursa Malaysia Securities Berhad via its letter to the Company dated 4 May 2011.

Reference is made to our announcement dated 29 April 2011 in relation to the above matter.
First and foremost, it must be emphasised that the Joint Ventures are all unincorporated joint ventures which will not involve the incorporation of joint venture companies. Hence the Land Owners namely TSB, MCSB and MB will continue to retain the legal and beneficial interests in the Rawang Land, Penang Land and Mimaland respectively at all material times and there is no question of any disposal of land or interests therein either to any joint venture company or to the BRDB subsidiaries under the terms of the Joint Ventures. In effect, TSB, MCSB and MB will remain landowners with the BRDB subsidiaries being appointed to develop the Lands on the Land Owners' behalf and whereby the BRDB subsidiaries have to underwrite the total project costs in full.
Premised on the above, we set out in the attached file the additional information as requested by Bursa Malaysia Securities Berhad via its letter to the Company dated 4 May 2011.
Query Letter content: We refer to your announcement dated 29 April 2011 in respect of the
abovecaptioned matter.
In this connection, kindly furnish Bursa Malaysia Securities Berhad ("Bursa
Securities") with the following additional information for public release:-
(1) The net book value of the Rawang Land, Penang Land and Mimaland
respectively based on TSB, MCSB and MB's audited financial statements for the
financial year ended 31 December 2010.
(2) The expected gains or losses to the MPHB group arising from the Joint
Ventures.
(3) The original cost of investment and the date of such investment in the
Rawang Land, Penang Land and Mimaland by TSB, MCSB and MB respectively.
(4) The existing use of the Rawang Land, Penang Land and Mimaland respectively.
(5) Whether any valuation was carried out on the Rawang Land, Penang Land and
Mimaland respectively; if so, the name of the independent registered valuer,
date and method of valuation and quantification of the market value.
(6) The encumbrances on the Rawang Land, Penang Land and Mimaland, if any.
(7) The name of the project and number of units in respect of each type of
development proposed to be undertaken on the Rawang Land, Penang Land and
Mimaland respectively.
(8) The expected amount of the Cash Collections from the Rawang Land JV, Penang
Land JV and Mimaland JV respectively.
(9) The highest percentage ratio applicable to the Joint Ventures pursuant to
paragraph 10.02(g) of the Main Market Listing Requirements.
Kindly furnish Bursa Securities with your reply within one (1) market day from
